Ellener Hof is a new neighborhood in Bremen with up to 500 apartments adressed to a for a diverse and inclusive community. The planning for the quarter was developed by ZRS in collaboration with two other planning offices with the aim of realizing low-car infrastructure, social mixing and sustainable building. The public common areas connecting the neighborhood are intended to provide a healthy and social quality of stay for the residents and the conditions for an intact biodiverse nature system. The two timber buildings planned by ZRS house nine apartments and a daycare center. Stair and elevator cores could be built in solid wood. Concrete is only used in the floor slab and in wood- concrete hybrid ceilings. In order to save space, investment, maintenance and life cycle costs, almost no additional building technology was required. The indoor climate in the daycare center is regulated by clay plaster on the interior walls. The pre-assembled facade is clad in glazed spruce wood and made to last without high maintenance. Rainwater is collected in retention boxes on the extensive green roofs of the buildings to allow infiltration.
